Yes. Foreign nationals can own land in Mexico either directly or through a fideicomiso (bank trust) in restricted zones. Bacalar is located in Quintana Roo, which may require a fideicomiso. Our team guides you through the appropriate ownership structure.

What exactly am I buying?

A titled residential lot of 1,000 m² (0.25 acres) in Bacalar, Quintana Roo, Mexico. You are purchasing raw land with legal title — no construction is included. What you build on your lot is entirely your decision.

How does the payment plan work?

Stage 1 lots are priced at USD $32,000. You secure your lot with a $700 Hold Fee (valid 30 days, credited to your down payment). Total down payment is $3,420 (10% + $220 processing fee, with Hold Fee credited). Then 59 monthly installments of $488.14 with zero interest. Possession and title trust formalized at Year 5.

What happens if I miss a payment?

A late payment fee of $10 USD applies after 10 days past the due date, per Florida Statute §520.37. Our team will contact you before any fee is applied.

Who is Selva Maya and who owns the land?

Selva Maya is operated by QLMOTORS INTERNATIONAL LLC (Florida, USA), acting as a real estate intermediary. We are not the land owners — we facilitate the purchase between the Mexican developer and the buyer, ensuring documentation, transparency and payment structure.

Can I visit the property before buying?
